The process of drafting a project goes through three main phases: Conceptual, Preliminary and Final.
Conceptual Phase includes the Basement, First and Second Floor Plans will include walls, doors and windows along with the room identifications, finished room dimensions and fixture layouts. The overall exterior dimensions and gross floor area will also be indicated on the drawings. Window and door locations and sizes are approximate, unless client provides detailed window and door sizes.
The Site Plan can be generated by Crawford Drafting if requested. Window and door sizes will be added to the drawings as they are approved by the Owner. Once the Preliminary Drawings are approved by the Owner, we move onto the Preliminary Drawing Phase. The Preliminary Drawings are sometimes utilized to obtain “Budget Pricing” from contractors.
Once the Conceptual Floor Plan is approved by the owner, we move onto the Preliminary Drawing Phase.
The Preliminary Phase includes changes to the Conceptual submittal, along with the Exterior Elevations, Code Notes, exterior and interior construction dimensions and the Typical Wall Section(s). The foundation/wall system, roof truss design and any other engineered systems will be coordinated with the projects structural engineer and into the drawings prepared by Crawford Drafting LLC.
The Final Phase includes changes to the Preliminary submittal, along with the structural engineers’ final review and design and then drafted by Crawford Drafting LLC. Any other drawing items required for completion will be provided by Crawford Drafting LLC.
The drawing submittal requirements may change from project to project. Specific Zoning and Building Agency requirements will be addressed for each project and will be coordinated with our client.
Crawford Drafting LLC. will make any changes to the drawings per any comments from the inspection agencies.
Crawford Drafting is not responsible for the following:
- Specifications other than those appearing on the drawings.
- Cost estimates for the project
- Mechanical, Electrical and Plumbing Drawings (since they are not required for a Building Permit)
- Heat Loss Calculations
- Completion of the Compliance Path Application
- Limited on-site construction visits or consultations
